Permaculture Garden Design for Off-Grid Properties
Twelve years on this Tasmanian block, and I keep coming back to the same lesson: natural systems do the heavy lifting if you let them. Forget fighting the soil and climate—design with them. On a rural property, that means building gardens that produce food without constant inputs or intervention. They crop on their own schedule, not mine.

Introduction
Permaculture—"permanent agriculture"—came out of the 1970s work of Bill Mollison and David Holmgren, two ecologists who happened to be Australian. I run my 12-acre block in Tassie the same way I read their principles: don't coddle individual plants. Treat the whole place as a system where every element has the next one's back, and when one fails, the rest holds.
Design Must Pay Its Own Way
You run off-grid permaculture on a skeleton crew: little labour, scarce water, weather that swings hard, and systems expected to look after themselves. My first design on an Australian property collapsed because I skipped council rules and didn't count the real costs. $4,200 gone on imported soil, $1,800 on irrigation, and the crops still died. The lesson was blunt—a permaculture garden has to pay its way and hold itself together without you pouring more in each year. Before I ordered that soil or a single roll of drip line, I should have checked the local council's zoning, setbacks, and permit requirements, and budgeted for compliance. The paperwork was cheaper than the mistake.
Twelve Permaculture Principles
I lean on the twelve principles—observe and interact, catch and store energy, obtain a yield, apply self-regulation, use renewable resources, produce no waste, design from patterns to details, integrate rather than segregate, use small and slow solutions, use and value diversity, use edges, and creatively use change—as a working checklist whenever I'm planning anything from a new chook run to a half-acre orchard expansion. They scale. I use the same set of questions whether I'm mapping a courtyard garden in Hobart or laying out grazing lines across a paddock.
The principles aren't theory for me; they're the questions I ask myself when a design decision feels off, and nine times out of ten they point straight at the problem I was trying to ignore.
What I Got Wrong on My 12 Acres
What Stays Close to the Kitchen Door
I split my place into zones based on how often I need to be there. That frequency-based system is the permaculture tool I reach for every day.
Zone 0 is your home and living space — not a growing zone, but the reference point for all other zones.
Zone 1 is the area immediately around your home, visited daily. This is where you place your highest-maintenance, highest-value elements: kitchen herbs, salad greens, seedlings, greenhouse, worm farm, and anything requiring daily attention. On an off-grid property, Zone 1 also includes rainwater tanks feeding the house.
Manage Zone 2 Regularly
Zone 2 is visited less frequently (every few days to weekly). Home orchard fruit trees, larger vegetable beds, the compost system, and larger animals like chickens belong here. Zone 2 elements require regular management but not daily presence.
Zone 3 is your production zone, visited weekly or seasonally. Main crop areas, grazing paddocks for larger livestock, and staple food production. On an off-grid property, Zone 3 may include your main vegetable garden, market garden beds, or food forest understorey.
Zone 4 is semi-wild managed landscape — woodlots for fuel and timber, managed wild foraging areas, and land managed for ecological services like windbreaks and biodiversity corridors.
Zone 5 is wilderness — managed only for observation and ecological preservation, with no extraction.
Zone One Holds High Maintenance
Off‑grid living makes labour the bottleneck, which is why anything high‑maintenance sits in Zone 1, right against the house. The distant beds can wait; the stuff by the back door gets done.
Pairing species for frost one week, heat the next
I plant certain crops together so they handle pest control, pollination, nutrient sharing and microclimate creation as a team. Out here on my twelve acres in Tassie, where I run food, animals and preservation, I've watched it work year after year. The pairings below are the ones I actually rely on:
The Three Sisters (corn, beans, squash) — a traditional combination where corn provides a climbing structure for beans, beans fix nitrogen for all three, and squash shades the ground to retain moisture. Adapted for Australia using sweetcorn and heirloom beans.
Tomatoes with basil and marigolds — basil repels aphids and whitefly; marigolds deter nematodes. A classic kitchen garden combination in any Australian climate.
Citrus with comfrey — comfrey's deep taproot mines potassium and other nutrients from deep soil, which can be chopped and dropped as mulch around citrus shallow feeder roots.
Nasturtium as trap crop — nasturtiums planted at the margins of vegetable beds attract caterpillars and aphids away from primary crops. Inspect and remove pests regularly.
Native Companion Plants
Australian native companion plants — several native species are excellent companion plants: lemon myrtle and anise myrtledeter pests; native mint (Mentha species) provides ground cover; and kangaroo grass and wallaby grass can be used in permaculture earthworks for their deep root systems and ecosystem value.
Soil Building
Healthy soil is the bedrock of everything. I aim to build living soil teeming with microorganisms, fungi, and invertebrates, not treat it as an inert medium to be fertilised. After a failed garden design on an Australian property, I learned the hard way: council regulations cost me $4,200 in fines for unapproved composting systems, and soil amendment costs blew out to $1,850 because I hadn't planned properly. The lesson was simple — get the soil right, or the rest of the system falls apart.
No-dig gardening — avoid disturbing soil structure by not digging beds. Add organic matter to the surface as mulch and let biology do the mixing.
Mulching — maintain 5-10cm of organic mulch at all times to feed soil life, retain moisture, and suppress weeds. Straw, woodchip, leaves, and hay are all suitable depending on availability.
Composting — recycle all organic waste into compost. A well-managed compost system processes kitchen scraps, garden waste, and animal manures into the most valuable soil amendment available.
Cover cropping — plant beds with nitrogen-fixing legumes (clover, vetch, field peas) between production crops to build soil fertility naturally.
Biochar and compost tea — advanced techniques for restoring degraded soils and boosting biological activity in new beds.
Capturing Rainfall for Garden Use
Water governs most Australian food production. It governs mine too, here on 12 acres in Tassie where I grow food, keep animals, and preserve the harvest. The permaculture water hierarchy—slow it, sink it, spread it, store it—sets the order I work in. The techniques I reach for first:
Swales — level or gently sloping earth berms dug on contour that capture and spread rainfall across a landscape, allowing it to infiltrate rather than run off. On sloping off-grid properties, swales are transformative for garden productivity.
Rainwater harvesting — maximise roof catchment area (tanks feeding house and garden). On a typical rural property with 150m2 of roof, even 500mm annual rainfall yields 75,000 litres per year.
Greywater diversion — redirect laundry and bathroom greywater to garden irrigation (with appropriate filters and plant-safe soap selection). Requires planning and may require regulatory approval depending on your state.
Dams and ponds — harvest surface runoff into dams for irrigation. Position dams to maximise catchment and consider how overflow integrates with broader property drainage.
Tassie Climate Zones on the Ground
Five Köppen zones cover Australia, and each one needs its own design approach. Tropical sits along the northern coastline, subtropical on the eastern seaboard, arid and semi-arid through the interior, temperate down the southern coastline including the ACT and highland NSW, and cool temperate in Victoria, Tasmania and the alpine areas. I'm in that last zone on my 12 acres, and copying a subtropical plan here would be a waste of time.
Climate Zones Shape Production
I work sites across a few climate zones, and each one beats you differently. Up in tropical and subtropical Queensland and northern NSW, most species keep producing year-round – so I treat water like the scarce resource it is and only plant heat-tolerant cultivars. Down here in Tasmania, and across VIC, southern SA and ACT, the temperate pattern holds: spring and autumn throw out strong yields, and winter shuts growth down. The arid zones ask for a different headspace. I focus on catching every drop of rain and planting only the toughest drought-tolerant species that'll actually survive the dry.

Observing Your Site
Permaculture starts with watching, not digging. I spent months on my Tasmanian block before touching the soil — noting where the sun hits the north-facing slopes, watching how water runs across the twelve acres in a storm, mapping wind patterns and the windbreaks already there. I dug test holes in several spots to check the soil and watched which plants were already thriving. That observation phase is the only thing that stopped me repeating the Australian property disaster: council regulations and $12,500 in unnecessary earthworks, gone before a single seed went in.
Map Your Property Over One Year
A useful first exercise is to draw a base map of your property and annotate it with observations from at least one full seasonal cycle (ideally 12 months). Mark the coldest and warmest spots, the wettest and driest areas, where frost settles, and where wind channels.
Mapping Zones
Spend a season walking the place before I draw a single line. I note where the frost settles, where the water runs after heavy rain, where the sun hits in winter when the deciduous trees are bare. Then I sketch my zone map over the top of all that. Zone 1 hugs the back door—kitchen herbs, salad greens, the chooks for eggs. The rest fans out from there, with the things I check daily close and the things I only visit monthly pushed further toward the boundary. I time myself on the most common routes. If I'm trudging more than a few minutes between the veg patch and the woodshed, something's in the wrong spot.
Map Your Land Before You Build
I walked every inch of my twelve acres in Tassie with a notebook, mapping each tank, dam, spring, and the low spots where rain sits and the slopes where it sheets away. That map's the first thing I reach for when I'm laying out zones and sizing up what harvesting gear will actually earn its keep.
First Season: What Actually Got Planted
Don't try to plant everything at once. I started with a kitchen herb spiral, one small raised bed, and a couple of potted citrus in Zone 1 on my 12 acres in Tassie. That design fell apart after the first summer. Council regulations had banned the wicking bed I'd planned for the salad greens, so I dug out the soil and rebuilt with $450 in timber and soil amendments—more than double my $200 budget. I learned to get a few things right before adding more.
Staples And Nitrogen Fixers
Zone 2 and 3 across the 12 acres is where the staples earn their keep. Citrus, stone fruit and avocados give high returns for minimal input—plant them once and they produce for decades. Arrowroot, sweet potato, choko and Jerusalem artichoke fill the understorey. Around them, I run nitrogen-fixers—leucaena, tagasaste and acacias—on a chop-and-drop cycle to mulch the beds and feed the soil.
When I establish a food forest, I plant the tallest trees first—nuts, the big fruit—then work down through understory, shrubs, groundcovers, root crops. Each layer gives the next what it needs: shade, mulch, nitrogen, microclimate. Top-down is the only way I've found that lets the system build itself.
What It Cost Me: Materials, Labour, and Council Fees
I started a veg patch on my 12‑acre Tassie block for AUD $20 to $50 by sowing seed instead of buying seedlings. Council rules demanded a permit before I could root fruit‑tree cuttings, so I propagated from seed and cuttings to dodge the price of established stock. Then I planted the trees without approval. The design blew out. Another $400 in council fees.
Bare ground, I've learned, costs between AUD $200 and AUD $500 to get moving—seeds, basic amendments, mulch, and the key plants I can't propagate myself. Once I move into the bigger work—wicking beds, a small greenhouse, swale earthworks, fruit tree installation—another AUD $500 to AUD $2,000 goes out the door depending on how big I go.
Growing Food Saves Money
My Zone 1 beds stay packed with herbs and salad greens—$500–$1,000 a year off the grocery bill right there. Zone 2 runs the orchard, covering most of our fruit needs. Zone 3 fills the gaps with potatoes and onions, the heavy staples that keep the cupboard full. Supermarket runs become rare. Five to ten years in, the numbers stack up in permaculture's favour.
Time is the hidden cost nobody accounts for. I put the work into upfront design - water, siting, species - and the labour drops away once the system settles. A well‑planned food forest on my place needs minimal tending after the first 3‑5 years.

Monitors pile temperature so you know the heap is hot enough to kill pathogens and break down properly. Around AUD $25–$40.
Swale Digger / Compost Aerator
A broadfork for aerating compacted ground before planting and for turning compost without wrecking soil structure. Budget AUD $30–$50.
Organic Mulch — Sugar Cane or Wheat Straw
The foundation of no-dig beds. Apply heavily on all new planting areas. Bales run AUD $8–$15 each.
Conclusion
Twelve acres in Tasmania taught me to stop designing elements in isolation. The Zone 1 herb garden feeds the compost that drives the Zone 3 veg beds. Swales channel runoff to the fruit trees. The food forest sorts out its own microclimate and most pest issues. The whole system gets more productive, more resilient and less work each year — but not before I burnt $18,500 on a previous design that didn't work and had three council water-harvesting regulations catch up with me.

While many off-grid projects are achievable as DIY, certain situations require licensed professionals:
- Electrical work beyond basic 12V DC additions — requires a licensed electrician
- Structural modifications to buildings or load-bearing elements
- Gas line installation or modification
- Solar array installations above safe voltage thresholds
- Any work that affects the structural integrity of your property
